Moisture levels Quick Explanation-
Low– Great for seeding new lawns, levels yards, garden beds, etc. Expect mostly fine soil with little to no dirt beads.
Medium– Okay for leveling yards. great for gardens beds, etc. Expect dirt beads.
High– For garden beds and non leveling purposes only. Expect dirt beads and clumps.

We do not have a viewable sample bin in the office as topsoil changes from load to load frequently. One load might be perfect and the next may need some raking/seperating debris work when installing. Factor this into your purchasing. We pulverize and screen the topsoil but sometimes it can contain small stones, weeds, roots, etc. There is no way of getting genuine topsoil perfect every time. Bulk topsoil cannot be compaired to big box store bagged topsoil. This soil is trucked in from out of state and specially sourced for a perfect product. If you need a lot of topsoil, this is the unfortunate reality of buying bulk topsoil.
Bulk Topsoil is locally sourced soil from the top few inches of farm fields that have been striped and tested. It is then processed and pulverized for your convenience. This helps filter out impurities, but does not eliminate it. Topsoil has the highest concentration of organic matter. Add to break up clay, add nutrients, and improve your soil structure. Many people add this to their veggie gardens along with Compost and a pinch of Torpedo Sand for good drainage. Ready to use, no need to worry about burning plants!
In the early Spring, make sure to plan ahead. Give us a call to reserve your topsoil before everyone else does! Since it is in such high demand, sometimes the fields get wet and dry storage gets wiped out!

Lawn Top Dressing: While you can use topsoil to top dress a lawn, most of our customers find it easier to work with our Top Dressing Lawn Mix. This mix has 50% compost 25% sand and 25% Topsoil. It allows for a finer mix early in the year when moisture content is high in topsoil causing beading.
Topsoil Disclaimer:
Please understand that we do everything possible to insure you are getting “good quality” topsoil at the time of order/delivery. Topsoil will always be dryer in July and wet in April. If our topsoil is out of stock, it means that we feel the the quality level is not good enough for us to sell. We rather not sell a product then have quality concerns. We have not had issues getting a hold of rich/black soil years, however the spring time is always touch and go when considering moisture levels. When the moisture content in topsoil rises, the pulverization process cannot effectively happen and the risk of getting “mud balls” and big pellets are high. This is usually seen in early spring until end of April and/or if our area received rain in the past 3-5 days.
There is a medium moisture content level that accepts pulverization that is easy to work with however is still not good for some uses. Garden boxes, beds for flowers/veggies will all be fine. Top dressing, leveling yards and freshly seeded lawns are all difficult jobs with moist topsoil. If your job includes any of these, please call and ask what the level of moisture is. We’ll be happy to let you know. Please note that a properly constructed lawn(most of the time) includes rolling to flatten it. We do not rent this machine, however see too many contractors and homeowner not factoring in this step. Down the line in a year, many wish they would have.
